What makes it cheaper
- Bundling. If we're already on-site for the house, adding the driveway costs roughly half what a separate trip would.
- Weekday scheduling. Saturdays book 4–6 weeks out. Weekdays almost never.
- Maintenance cadence. If we washed last year, this year goes faster and costs less.
What makes it more
- Multi-story. Adds setup time and sometimes lift rental.
- Neglect. A driveway that hasn't been washed in a decade may need two passes and a dwell-time pretreat.
- HOA compliance paperwork. Some HOAs require a COI on file — that's free, but may delay scheduling.
Why we quote flat-rate
Square-foot math looks precise but it punishes you for things that aren't your fault — a weird roof pitch, a gate code, a dog that has to be locked up. We quote one number, by text, after you send photos. The number is the invoice.
