What's the difference between soft wash and pressure wash?
Pressure wash uses water velocity — good for concrete, brick, pavers. Soft wash uses low-pressure chemistry — right for siding, roofs, wood, stucco. Using the wrong one causes real damage. Read the long version.
Will pressure washing damage my siding?
Only if someone uses pressure washing on siding. We soft-wash all siding under 500 PSI. No water driven behind the panels, no blown-out caulk, no stripped paint.
Will you walk on my roof?
No. We work from the ground and from ladders and reach even two-story roofs that way. Walking on shingles loosens granules and shortens roof life.
Will the chemicals kill my plants?
Not if we do our job. We wet landscaping before starting, tarp sensitive ornamentals, and rinse thoroughly when we're done. We've done 2,000+ houses without a plant loss.
Scheduling
How far out are you booking?
Weekdays are usually same or next week. Saturdays run 4–6 weeks out in spring. Commercial contracts get priority slots regardless of season.
Do I need to be home?
Only if there's a gate or an indoor spigot we need. We text when we're 30 min out and send photos when we're done.
What if it rains?
Light rain is fine. Heavy rain we reschedule to the next available slot — no penalty, no argument. We'd rather move it than do it wrong.
Coverage & Insurance
Are you insured?
Yes — $2M general liability, $1M auto, worker's comp on every crew member. COI available on request for HOAs and commercial clients. Usually same-day.
What if something gets damaged?
We call you before we do anything questionable. If something breaks anyway — and it rarely does — we either fix it, replace it, or file through our insurance. Whatever you prefer.
Job Day Prep
Do I need to move anything?
Move patio cushions and anything loose off decks. We'll move furniture ourselves if needed. Roll up window screens if you want — we soft-wash around them but some folks prefer.
What about pets?
Keep pets indoors while we're on site. Some dogs don't like the noise. We also don't want to spray anything near an open mouth.
Do you need water and electricity?
Just an outdoor spigot. We bring our own power and water, but hook into your hose bib for top-up.
Warranty
Do you guarantee the work?
Yes. If something we washed looks wrong within 14 days, we come back at no charge. Roof soft washes get a 3-year streak-free guarantee.
What happens if mildew comes back quickly?
For soft washes, mildew returning within 6 months means the application wasn't strong enough. We re-treat at no charge. Past 6 months, it's a normal re-wash cycle.
